• House rules and lease terms

The lease terms for our holiday apartment are as follows. The lease terms are in general house rules and describe the procedure of booking and payment. By booking, you accept these terms.

Lease terms:

  • Please submit us your booking requests per e-mail or telephone.
  • Any booking has to be made in writing per mail or e-mail. You’ll get a confirmation and an invoice by e-mail.
  • The total rent has transferred to the lessor at least 10 days before the commencement date of the contract.
  • The days of arrival and departure are counted as one day.
  • At the arrival day, the holiday apartment is vacant from 3 pm. Please inform us about your foreseen time of arrival some days beforehand. At days, when there is no change of guests, arrivals and departures can be set individually. Please call us about one day before you arrive to arrange the hand-over of the keys.
  • At the day of departure, the holiday apartment is to be left broom-swept by 9 AM.
  • The hand-over of the keys is arranged according to individual agreements.
  • We kindly ask you not to smoke in the holiday apartment. In the garden, smoking is permitted.
  • It is not allowed to bring pets into our holiday apartment.
  • The use of inflatable mattresses and sleeping bags for the purpose of overnight stays is not permitted.
  • As far as visible or perceptible, inform us a.s.a.p. about any damages caused.
  • The lessee is liable for damages caused by him, damaged, lost or destroyed inventory will be charged to his account with the replacement costs.
  • The lessor may enter the holiday apartment if required.
  • The lessor does not accept liability for the lessee’s articles of value.

Duty of care:

  • The lessee has to maintain the rented property with care and is responsible for assuring that his fellow travelers, dependents and guests respect the lease terms.
  • Generally, the front door has to be closed and when leaving the holiday apartment as well as at nighttime it shall be locked.
  • When leaving the holiday apartment, all windows have to be closed.
  • The keys of the holiday apartment are not to be given to third.
  • Water and electricity have to be used economically.
  • The holiday apartment is connected to the sewage system. The drain pipes may not be used for the disposal of e. g. waste, leftovers, fats or other things that could possibly block the facilities, the system or the pipes. These things have to be disposed of in the containers provided or special waste.
  • Bikes are not to be parked in the holiday apartment. If required, they can be parked in the garage.


  • There is no telephone in the holiday apartment.

Rest periods:

  • We kindly ask you to respect the nighttime peace from 10.30 PM to 6.30 AM.


  • The inventory (e. g. dishes, glasses, pans …) has to be handled carefully and is to be left in a clean state in the cupboards when departing.


  • Garbage has to be separated: there are containers for residual and recycling waste in the holiday apartment. Paper and garbage can be disposed in the containers in front of the house.


  • You can load and unload your car in the entry.

Cancellation of the contract:

The lessee may cancel the lease contract before the commencement date of the contract. In case of a cancellation, the lessor claims the following compensation:

  • Cancellation up to 45 days before commencement date = 10% of the rent
  • Cancellation 44 to 33 days before commencement date = 30% of the rent
  • Cancellation 32 to 22 days before commencement date = 60% of the rent
  • Cancellation 21 to 12 days before commencement date = 80% of the rent
  • Cancellation 11 to 1 days before commencement date = 90% of the rent
  • Cancellation 1 day before commencement date or without Cancellation = 100% of the rent

The lessee is explicitly allowed to provide evidence, that no damage has been caused or that it has been considerably lower than the flat charge. The lessee has the right to name a tenant, which completely overtakes the contract.

Severability clause:

  • In the event any provision of this Agreement is deemed to be void, invalid or unenforceable, that provision shall be severed from the remainder of this Agreement so as not to cause the invalidity or unenforceability of the remainder of this Agreement and shall be replaced by a corresponding clause.
